Why employ an Exclusive Buyers Agent? Won't any agency/agent be okay? What is the advantage to you the buyer? What is the cost? These are some of the questions commonly asked by buyers? An Exclusive Buyers Agent has no ties to brokerages or associations of brokers. There is no reason to try to sell only a brokerages property at the expense to the buyer of seeing all available properties that fit the search criteria. Why does that happen? Well, the answer is self serving. An agency that sells it own listings is going to earn both the selling and the buying commission. Do brokers pressure their agents to sell both sides...........you can answer that. I've found that my personal values exceed what I've found here in many cases. My keyword is INTEGRITY. An Exclusive Buyers Agent is not part of the club. They will not have a buyer's agent site and seller's site at different locations. That is not saying that all agencies are bad and greedy but human nature is what it is. Do I want to sell a property...............YES! But my boss is you! My job is to make you as happy and stress free as can be provided during a property purchase. I don't have to answer to a broker about what is sold. I can ask the tough questions for you in a professional way. I answer to you as a client. My clients have given me a great amount of trust and I can provide you with testimonials or we can just talk and see if we are on the same page. I don't play lawyer. I'm not a real estate lawyer and don't pretend to be. I won't write your contract. Since there is not an AMPI approved buyers contract (there is an AMPI listing contract). However, I do know the best and most efficient lawyers here in the bay and will take you there which puts you in the drivers seat with your lawyer. It's faster, safer and legally correct and takes me out of the legal picture. The lawyer is with you from the sales contract through the closing and title process. That gives you an independent third party advising you on the legalities for less than $200 USD........ that sounds correct doesn't it? What do my services cost you? Not a thing! The seller pays the commissions. The buyer's responsibility (normally) to pay the closing cost). So that being the case, why would anyone not want to have a seasoned professional on their side who knows the ropes here? |
